@Derek Fortin legally will be decided on what paperwork was signed.

Ethically, depends on the situation. Is this like 3 months later or 2 years later?

Have you continued to use this agent for other possible deals? Has the agent followed up with you and tried finding you other deals?

Agents and wholesalers will be your best source of deals, treat the good ones like gold and they will bring deals to you, instead of you paying for marketing.

@Golan Corshidi The only way I will invest in an asset only for appreciation is if I'm the one forcing the appreciation.

This is a recipe for disaster. Cashflow negatively $200-300/ mo if you are lucky and can deal with that is fine, but what about other expenses Including maintenance, capex, unit turns. This is now all out of pocket instead of being paid for by the tenants.

Not for me. Plus if you aren't forcing appreciation, appreciation is generally slow.

Buy assets that are making some money today, doesn't have to be a ton; when and if the I/R drops, then refi and likely cashflow significantly better as you will have a better payment with higher rents.

@Adam Eckhoff Easy and Landlording don't belong in the same sentence. Section 8 is great but just be prepared to deal with the occasional routy tenant and extra wear n tear on your properties. You will get tough skin, and if you can handle sec 8 you can pretty much handle any other tenant.

100k unfortunately won't get you too far in many places; BRRRR is fine but unlikely to pull out 100% of your money.

@Mike Parker Ive typically put down my local handyman, as long as they are aware. In terms of documents put your address so they get sent there.
