Use credit karma and fix your credit, save up for bigger down payment and ask around if there is small banks that are willing to do a 5 year balloon

Find for sale by owner and get them to do land contract where you assume the loan after 3-5 years of paying off princible.

Does partner bring anything to table besides funds? My advise is go 50-50 on properties where u do the work and they bring the funds.

Someone told me I could get a business loan for my Multifamily business. Instead of buying just 2 duplex. I can use the down payment for the down payment on business loan. Then I would have more cash for flipping. Like instead of putting 20k down on apartments, I put 20k down on business loan to have more cash for down payments.. This bank would give me 100k cash to use. I think the 1st loan would drop the credit. But as long as you have 20% down I could still get approved? Thanks

So I work at a phone store and met a guy that owns like 30 apartments.  I talked to him about them and said he made his money and wants to retire.  They are all done(updated and fixed) to the most part.  He will sell 20 (4 different buildings fo around 600k.  I will manage the properties. Each one brings an average of $500/month. 1 bedrooms.  Awesome deal.

I'm still new too.  There's lots of help help here.  I too looked on Central.  Shopping around but seems there are lots of great deals in this town..
