They are moving in the next 60 days according to them since the lease is up.

Windows have boarded in the meantime.

I will replace ones they move out just in case these are sketchy tenants and break something else before they move

My property management team said that’s the cost of material and labor

Hi guys,

So my tenant broke 3 of my windows estimated cost is $1500.

They claim him and the neighbor got into a argument and the neighbor broke 3 windows to the house.

My question is what are my options:

1) report it to the insurance so they pay for my damages

a) if I do go through the insurance route does my insurance go up similar to how auto insurance goes?

2) pay for it out of pocket and take their deposit when they move out which is in about 60 days. The deposit was only $900 dollars so of course I’ll be at a small loss.

Move on to the next tenants if they are refusing background check and trying to make you feel guilty by doing one( saying it is not a job).

No tenant is worth the risk. Do a proper background check and your chances of anything going wrong is reduced.

Especially in this like these where there’s rent moratorium.

There are so many distressed properties in Philadelphia, pa. Are these even worth rehabbing assuming the arv makes sense.

There must be a reason why I see a flood of distressed border up properties in Philly.

So far I have done 2 deals. Saving up to get my third deal hopefully sometime this year.

The biggest road block I have is finding the money.

I been reading and watching videos on hard money lending for real estate investing but I just don’t get it. Can someone help me and point me on the right direction ?

Just bumped into this app called rent karma where the landlord can review the tenants. You can write reviews such as how well they maintained your property as well as how punctual they are on rent payments. This app sounds useful for when landlords are screening potential tenants.

@Rema W. All depends how much risk you want to take. I had my rental unit vacant for about a month and half due to bad tenant applications. Your income must be triple the rent and you must have no evictions and no huge debts that you owe. I take no risk especially with the rent moratorium
