Jack Bobeck you don’t need license to be landlord. If you looking to update the back for added square footage I would visit an architect to redo the plans or asked the city can they grandfathered the additional square footage.

It's always good when you invest in a tax deed property. Before you enter the sell do research on the properties you like run a title search and make sure the cost of taxes, liens, and any other issues on the property is worth your while to invest.

If you can try pay down some of your credit card debt. Wait 30 days for credit to change and call lima one capital they are hard money lenders, your best bet is hard money base on the equity you have on the property they will love your deal. Score is ok! With the equity you have hard money lenders will take the deal but may eat you alive with fees and points. Don't make it seems as if you desperate that will make your matters worst.

Sandra Cressey if the condo your buying is a 55+ community then you should read about the The Housing for Older Persons Act (HOPA) is an exception that allows communities to operate as “55 or over” housing. They have restrictions on age. If the condo you looking to buy does not have an age restriction then you should consider reading Fair Housing Act – in Florida Chapter 760 of the Florida Statutes is dedicated to discrimination issues that expand the protection to age and marital status. The term ‘familial status’ generally refers to occupancy by children (person under 18) with parent, guardian or designee of the parent. Hope my information helps.

@leonardo level join a real estate club in your county or neighborhood, they should be a few in your area for you to join especially in Florida. Read through BiggerPockets and learn bad and the good experience from local investors. Listen to Podcasts they are excellent.

@justin buy low in the low income neighborhood fix up the property to meet section 8 standard and rent it to section 8 tenants and buy more with the same philosophy. Once you build a great cash flow from these properties then you have the option to go to a better neighborhood with option to buy cash or you will have a large down payment from your current cash flow properties to buy and grow your portfolio.

@Chris Carson I believe 06, 08, 09 for investors is to fix those properties up so it can get approve for section 8 vouchers only and if they do damage your place they can jeopardize loosing their voucher. I like the war zone areas because I can buy them cash and fix the property outright without getting loans from the bank with tenant in place and sell to an investor as turnkey rental. I will look into 32204, 05, 10 as you stated for my personal long term rental portfolio.

@Chris Carson What area or zip code you recommend investing  in Jacksonville. I was considering trout river location to buy single family homes. murray hills homes are on the rise and cost over 90k for a descent single family residents. since you in the area what do you suggest I invest my money to build a nice portfolio of rental properties. I currently invest in 32209 and 32206 area because the homes and multifamily are cheap and we buy cash and rent them out. but long term this area is not an area to be investing what are your thoughts.
