Hey Michael, it is pretty dominated by the larger players that can pay low cap rates. I have worked with them to get some tower deals done. Do you have a specific deal in mind?

Hi Christine,
My company has bought several properties like this including a few in CT. No need to disclose any of it to potential tenants. The trouble you might run into is the economics of buying a property with a tower. You generally need to pay a premium and banks don't like to finance them. That being said, I would be happy to work with you on any properties you find. There are a lot of opportunities out there but without the experience in the cell tower world, it can be tricky.

Hi Evan, I own a few properties like this in CT,NY,NJ, PA and MD. We have sold the rights, held onto them, sold properties without the rights as well as consulted for property owners because the towers aren't always paying what they should.

Hi Crystal,
I work in the industry and there are two major components that can really add time to your build time. The first is the need for the tower and budget they have. If you have a lease option it if just being marketed as a potential site. Once they have decided they are going to build, the permitting process can take awhile depending on your town/county. Every lease is a bit different but they either start paying when the permits have been approved or they break ground on construction.

@Charlie MacPherson Sorry placing towers is pretty difficult. Carriers generally reach out to a property owner when they need coverage in that area. If you go on their sites you can put in your property information and if they can use it they will reach out

I'm not sure if you are still working on this deal but there are a lot of different things that might be going on and ways it can make/lose you money.
