@Patrick Bavaro

Man...those seem like good terms for a investment property! Do you mind sharing their/your lender or if not DM me?

Thanks,

Joel

@Ashley Martin

It really depends on whether your state would require you to remove it or not. One of my houses we just left the K n T and ran new Romex wiring and inspector cleared us. This was in Idaho though not Pennsylvania.

@Jonna Weber

Hello Jonna,

Do I mind messaging me your recommendation on your CPA please?

Thanks,

Joel

@Ryan Weimer

I would try Washington federal bank (Wafed) in Boise. They are a portfolio lender.

@Tiago N Dos Santos

The last flip I did was built in 1925 and it had crazy bowed floors. Cost me 6k to run all new joists along the old original joists and we jacked the whole house up with bottle jacks in strategic locations. How loud it creaks when you start straightening a house up 3 inches is a little frightening lol. If your numbers make sense definitely go for it! Also, it depends on what kind of foundation you have as to how much it costs because of the ease of access. I only had 12-18 inches of crawl space on mine so that was pretty difficult and claustrophobic. Best of luck!

@Meghan Custer

If the city would let you I’d subdivide the lot and sell the empty lot and build a home on the other lot with your FIL’s help. Sounds like an awesome situation!

Hey all,

I’m under contract for a building lot in a AE Flood zone. I’m wondering how to structure my foundation. Should I do a raised foundation, engineered flood openings, or fill dirt and do a normal crawlspace. I’m in the Boise area. Also, would I architect be able to design all this or should I reach out to a engineer?

Thank you,

Joel

Have fun buying in Boise! Unless you have cash or a large amount of money to cover the appraisal gap. It's been insane for me trying to put in offers. I just can't compete. I just bought a duplex lot to build on Friday because existing houses were too competitive on the MLS. Lots are hardly available either unfortunately.

@Jon Abadia

3.8% with 15% down and no points. 30 year amortization.

I failed to mention this is a bank owned property and it has multiple offers on it. That’s why I decided not to ask anything from the seller.
