@May Emery This is great advice. Thanks so much for those suggestions. This is exactly the type of suggestion I was looking for. Thanks again!

Setting a goal of 3 to 4 single family home acquisitions in the next 12 months. Would like some practical advice on strategies (meat and potatoes) of how to start my first direct mail campaign. I have a few zip codes picked out and would like to find homes that I can add value to through renovations. I've played around with Listsource, listened to the podcasts, and read a few chapters in a few of the BP books on direct mail. It seems like there are a lot of different opinions on direct mail. I'd be interested what type of list folks would recommend and what type of creative/messaging on the postcards folks might recommend. Anyone recommend a service different than Listsource?
