Hi,

Title. How do I go about doing this? My family has owned the park since the 1970s and we want out becasue it's too much of a hastle. We also have partners so only own 20%. It's a big park. Thanks.

Hi @Account Closed, when I bought my first house in Manayunk, I found out it had knob and tube during the inspection. I was able to get an electrician to rewire the entire house, all paid for by the seller. If you would like, I can refer you.

I recommend having the electrician come out and giving an estimate. Then tell the seller you want a credit in the form of a sellers assist for that dollar amount. Since your duplex is old it will have plaster walls, making the job to replace wiring much more time consuming for the electrician...and expensive for you.

Hello,

I have a question for people who are familiar with old houses, especially in the Philly area. There is a property I am considering buying, and it was built in 1898. My concern is the basement foundation. It is flagstone and very old. They applied a parge coat at some point but it has basically turned to a sand like consistency and is falling out/ already fell out and is on the floor. My inspector told me that I could parge the walls again but the same thing would happen in 10 years. We also detected moisture using the inspectors device in one of the walls, but did not see any water in the basement. On the inspection report, the inspector rated the foundation walls as "fair" and noted that the condition is typical for the age. This property would be a buy and hold rental. Is this a big concern? small concern? Thanks in advance for your response.

I've been trying to buy a multi family in philly for over 6 months now. Its hard. On one property I even had the highest offer but still didnt get it.

Hey @Michael P. I wouldn't say AC is doomed, but I do agree that they should expand beyond Casino gaming...and they already are. That's why I'm interested in Gardner's Basin. With the fishing, scenery, charter boats and aquarium, it's becoming a family friendly place. Plenty to do for the kids during the day, and Mom and Dad can go to Casinos at night. I think its going to take years still, but it's happening. So now is an opportunity to buy low. While people like yourself are "lol"ing, others see an opportunity. To each his own.
