Besides just using a spreadsheet, are there any good tools for expense tracking?

Local market familiarity (some areas can have its quirks)
Transparent fees and no surprise clauses
Consistent funding timelines, especially if you buy at auction or wholesale
Good communication during draws and rehab to keep projects moving

What problems with Steadily? Did you have to file a claim?

 No, no claim, they quoted one price and then it went up substantially

 It may have been my broker and not steadily but I was quoted one price and they came out to look at the property, disagreed with how it was described, and raised the rate by 35%

I flip properties and I'm looking for a solid, reputable lender with history and recommendations. Any one have recommendations that meet that criteria?

Does anyone have recommendations for 'vacant property' insurance and builders risk insurance? My State Farm agent does not provide either. I used Steadily last time and was not super happy with them.

Thanks Alan and Stuart. I was thinking ​some type of homeowners policy, I didn't think about builders risk.
