@Omer Zakai Hi Omer. Not trying to scare you off but be aware of South Carolina’s 6% tax rate on non-owner occupied investment properties vs 4% for owner-occupied. Here’s how it looks for a $160k house in downtown Columbia(1CC) -

Occupied- estimated $1264/yr

Unoccupied- estimated $4730/yr

Make sure to account for the taxes in your numbers. Let me know if there’s anything I can do to help.
