You could consider pushing rents up to narrow your pool and select the best one from there.

Hi BP,

I am looking for some advice as someone who only has only read 4 books on RE and looking to get my feet wet. My parents presented an opportunity to partner with them to build a 12 unit multifamily complex, 4 units at a time on 3 lots they own outright all next to each other. There is currently a duplex on 1 lot, empty middle and condemned house on the 3rd. I'd like to hear some tips on from experienced investors on where to get started with estimating the cost of this project.

Here are my thoughts so far:

Talk to RE Agents to find market rent in the area (C class neighborhood, planning to build B class complex)

Find GC to help estimate project.

Hi Everyone,

Can you please share a time that a deal did not follow one of the rules of thumb (2%,50%) and was still a good one? I have taken the beginners course here on BP and read about these RoT and everyone says these are not necessarily the "end all be all" of whether a deal is good or not.

Hello BP Peeps,

Can someone help me understand what a relationship between an investor and an agent looks like? How do you have that conversation with them to start a relationship? If they agree to help you, what do they typically give you and, as an investor, what do you give them in return?
