@Richard F. No it's not. If someone I have rented to in the past reaches out again and they were a good tenant, I usually will work with renting to them again. This was just an interesting situation I haven't come across before. You make a good point though. I appreciate your input!

Hey Everyone,

I have an interesting situation. I have rented to this lady in the past and she is a good renter. Now she is wanting to rent from me again, however, she is married now but separated from her husband. So they are legally still married but not living together. If she moves in and is the ONLY one on the lease, can her husband come on the property? Her husband is an alcoholic and smokes and thus is the reason she has left him. 

As of right now, her concern is if he try's to come on the property, does he have any right to. If he doesn't, can he be removed by the authorities? 

Also, if she wants to get back together with him, then can she bring him on the property if hes not on the lease? My lease does state that anyone not on the lease that stays for more than 10 days in any 6 month period is considered "residing" and can be sufficient grounds for termination. I just don't know if the married part conflicts with any of that.

Wow, thank you all for the feedback! All of this is very helpful. I think I might try and move forward with this property if things all workout. I feel I have a better understanding of the non-conforming units especially if the owner were to live in it.

Hey All! 

Curious if anyone has insight or experience with buying a 2-Flat property in Chicago with a finished basement that is not technically a legal unit. My plan would be to live in the basement unit and rent out the other two legal units. I’m just worried on how likely it would be if the city were to find out and me be fined and then required to deconvert the basement to a non livable plan basement.

Okay, thank you all! 

I usually go on the county website and look at the current tax bill, but I thought that once you buy a property, your taxes are going to change due to the purchase price. Is that not accurate? 

So for example, if you have a property that hasn't sold for a number of years, and let's say values have really gone up. If you buy that property, would the property taxes have the potential to drastically go up from what they have been at?

Thanks again everyone for your inputs! Really appreciate it! I was able to get the taxes back down to what they were due to the fact that I purchased in 2020. They were doing their reassessment on properties based on the past 3 years of sales, so I still fell in that window and I guess at first it got over looked. Glad I questioned it. Will need to prepare for the future of course.
