@ The neighborhood is low income and I believe it is class C.

Taxes: $1,500

Home insurance: around $500 per year and other expenses are estimated at $3000 per year.

Thank you @Canesha Edwards! Yes, I need to contact the seller and get rent rolls information. One side is rented and the other side is vacant. I believe the property is class C but will need to do more research on that. 

Thank you @Timmi Ryerson no, I haven't seen the property with an inspector yet. I just wanted to see if the numbers were good to start doing the rest. 

Thank you @ - Since I haven't done a deal yet I would like to start small and then move to bigger deals.

Hi,

I found what I think might be a good deal in my area. A duplex for $145,000, both sides could be rented for $850, generating a potential rental income of $20,400 per year. Property taxes is $1,500 per year. Down payment $20K. What do you think of this deal?
