@jbeard this is a good example of staging .. It's when you decorate each room  to help the buyers visualize themselves living in it

@Sean Dolanyeah you're right about that. Wholesalers from my experience are very firm on their prices. 

(AVR * .70) - REHAB = recommended purchase price (135k * .70) - 22k 94.5k-22k = 72.5k So based on this scale and not looking at the condition of the property it looks like you should go in at 72.5k. Again, this is used as a tool to quickly determine if it's a good flip . I use it and it works for me.

I completely agree with Daniel Hansen I use the 70% rule to determine a flip. I learned it here https://www.biggerpockets.com/renewsblog/2014/02/14/70-rule-bible/
