Your dime being part of their dollar is valuable. Does your deed control a building within their building or is it just a share of the whole building. It sounds like your state may sell multiple years worth of liens for the same property. In SC there is only 1 year and one lien so when I get a deed I own the whole property.

Either way your deed does have value. If the other deed holders thought you were trying to actively sell your deed they might get a lot more interested in paying you a fair price if you were interested in cashing out.

Try attending a foreclosure auction. Many of the buyers are cash buyers. Also contact your local Realestate group. They have many serious cash buyers.

I would definately build more than just a SFR. I would do some online research for that area and see what is staying booked and for top dollar. I would check homeaway and VRBO as a starting place to do the research. Maybe check with some Vacation rental Property Managers and RV parks to get there feedback.

What would make the most cash flow now and what will be worth the most 10 years from now?

You should join the local Real Estate club. Upstate Creia. We have a Web site you can check out. There is a lot of good networking and training within the club. We meet at the Embassy Suites on Verde rd in Greenville. The 3rd Monday of each month.

I have had a couple of issues like a burn spot on carpet and I just explain the situation to the incoming guest tell them you can't repair it before they get there and they have been fine with.

I'd say the key is advance communication to your incoming guest. People understand. If it makes the place unusable offer to refund their money and try and help them find another place.

Tell them what is going on and let them decide what works for them. They might be ok with a repair after they check in and while they are there, especially if it would ruin there vacation if they couldn't find other similar lodging.

Upstate Creia real estate club also has numerous focus groups that meet on different days they are free to attend if you join the club or there is a small charge for guests.

Just show up to meeting register as a guest. $15 for guest per meeting I beleive and then decide if you want to join as a member.

your best deals will be at the auction as this is the first opportunity as Ned said. Anything that you can buy over the counter is something that a room full of people didn't want at the auction.

Go to Homeaway.com check for properties similar to what you are interested in for areas you want to check and look at their availability calender to see when they have reservations. Check 3 to 5 properties and this should give you a good idea.
