I have been investing since 2007. I have flipped over 330 properties and hoping to network with individuals who are private investors looking to put their funds to work or with individuals who know of investors looking to put their funds to work.

I'm currently offering 8% interest with a secured first deed of trust against properties I'm currently holding in inventory free and clear.

There are many factors which contribute to a going interest rate. You stated "My target is 10% and suspect that is pretty well average."

Things that immediately come into mind are:

1. Your market: LaGrange, GA Median Sales Price is $121,405.  These loan amounts are small and higher rates of return may be demanded, as compared to Sacramento County where the Median Sales Price is $293,225 (data found on Zillow.com).

2. Your Track record:  I'm not sure how many investment properties you have in your track record, but with over 330 properties in my portfolio, my investors know they are dealing with a professional, and are comfortable with their investments as you can see in my testimonials above.

Yes, I invest locally in in the Sacramento, CA region.  Currently acquiring properties in the following counties: Sacramento, Placer, El Dorado, Yolo, Sutter, and Yuba.

Yes, flips only currently.  I sold all my rentals last year.
