Do you use a lead gen software like propstream or batch leads? You can filter to multifamily and then add another filter like tired landlords to find properties that have been owned for 10+ years. Another thing I’ve done myself is I use my counties gis/property records site. My county has filters where you can filter to multifamily, and then scrub what you find manually to see how long it’s been owned, any permits pulled, etc. reaching out to your county for records wouldn’t be a bad idea either. Just going to take a little bit of research on your own end to find the properties that have the potential for added values. 

My advice would be to house hack before you take on a brrrr. There are plenty of down payment assistance programs out there that can help you if you don’t have much cash for a down payment. I’d still build up some savings so you aren’t going into it dry if you have some unexpected repairs though. 

I haven’t done this myself, but I have some friends who have bought small multifamily house hacks with 0 down from down payment assistance programs. Sometimes they are through the banks themselves, but often times they come from the city you live in. I would do a google search for down payment assistance programs in your city and at least see what you can find from that. And since you don’t have any connections to lenders yet… make them! You would be surprised at how happy they are to help. They see it as an opportunity to gain your business now and in the future.

Hey Nathan, one thing I have done in the past to build my network is start with the people you already know and make your real estate intentions clear to them. If you’re currently renting, talk to your landlord or property manager. If you work in a space where l someone involving real estate may be using your product, talk to them. If you work in an office building, talk to the pm if they come by. There are so many people right in front of you with a wealth of knowledge ready to be tapped into.

@Joe S. do you think it would be smart to get it under contract? 

I’ve found a house on craigslist for FREE but the owner says it must be moved off the lot that it’s located on. Has anyone had experience in this sort of thing and is this something that can be profitable if done right?

People who have little to no cash, or at least not enough capital to invest on your own, how did you find a partner to make it happen? What qualities did you show that set you apart and what would you recommend a new investor do to show their worth to someone with capital to invest?

A little background on my own situation. I am a college student and I work at a hardware store where a large amount of our customers are contractors and landlords. This coming fall I will be renting from one of the landlords that frequently shops at the store I work at. I have gotten to know him over the last year or so and he seems to be fairly friendly with me and the rest of the staff at the store. Since I myself will be renting from him, would it inappropriate to ask him for advice and/or seek out a mentorship from him? He is a successful agent and investor and I think I could learn a lot from him.

@Kevin Zolea I appreciate the recommendations! I've actually read about half of Mastery but ended up putting it down because I had a lot of school work and I'm currently reading think and grow rich and so far I really like it.

Hello everyone, my name is John Atkinson. I am currently a 23 year old college student (marketing major) that has aspirations of investing in real estate after I graduate in December 2020. I am particularly looking into buy and hold properties with an emphasis on small multifamily. I am hoping to house hack or live in flip after I graduate. Being that I have no real experience with real estate I am also interested in exploring pretty much any other method of real estate investing. I've read a few REI books like the book on investing in rental properties, how to invest in re with no and low money down, rich dad poor dad, buy it rent it profit, and about half of the millionaire real estate investor. I have also read a number of business and lifestyle books like the one thing, set for life, cashflow quadrant, never split the difference, etc. I am also an avid listener of the bigger pockets podcast and have listened to about half of the episodes. I am looking for any knowledge or experience that I can get in real estate. I still have a ton to learn and I am eager to get out there and start working. I would love to hear any advice, recommendations on where I can acquire more knowledge or even a good book you think I should read.
