I acquire tax deed properties in Alabama and sell them to investors. Many priced under 5K. In Alabama, the tax deed gives you the immediate right to possess the property. This means you can rent it out. How does $500.00 per month rent on a house under 5K sound; does having the occupant responsible for all repairs and upkeep even sound better? I have properties with potential cap rates over 100.00%

Those are great areas that you are looking in! Have you ever considering buying tax properties in Alabama? You can purchase tax deeds for under 4K and get cap rates close to 100% with owner-occupied properties.

@Jarod Flanagan, have you considered in investing in tax deeds in Alabama? It's a great way to build up a portfolio quickly. You can get into these for very little $ and start collecting rental income quickly. With many of the properties you may be able to quiet title after 3 years and then use them for collateral for financing.

I'm pretty sure that you can just quitclaim your tax deed to her. Attorney @Gregory Stanley could help you with this. He is an Alabama attorney that specializes in tax properties.

I have several tax deeds listed. I don’t have any materials regarding deal structure. I do explain to investors though why occupied properties are a good investment and strategies for making this work.
