@Thomas Franklin I am searching for GC's in the Sacramento area!
Thank you very much for providing your interview questions – I'll make sure to use these to screen all of the GC's I do find!

All of the books I'm reading are telling me to ask experienced investors for GC referrals.. So does anyone here have a GC they've had a good experience with? :)
Also while we're on the topic of GC's, do you all pay your GC's for their time for doing a property walkthrough prior to closing?
Really appreciate your help!!

@Mike D'Arrigo I definitely see how knowing the neighborhoods well would combat analysis paralysis. Do you have any recommendations for becoming confident in an area? Specifically for someone completely new to the market and unable to go see the neighborhoods in person?
@Mike D'Arrigo I'll definitely start asking around to see which lenders count rental income towards my DTI. Thank you!
@Rick Taldykin Gotcha. I'll start talking to lenders and asking about their rates & processes!
@Justin Polston Interesting! Do you think that strategy would work out of state? (i.e. buying on payments & securing the rights, then finding another tenant to rent the house, and then refinancing)

@Mihir Bhimaraju Thank you!! I'll take a look at city-data.com and check research the income & unemployment levels in the areas I'm looking in.

@Brett Snodgrass Got it. I'll make sure to avoid those 465 areas for now and look into the areas you mentioned. Thank you!

@Justin Polston Gotcha. I'll definitely look into those areas! When you say "mostly lack of a team", do you mean that it's more difficult to find property managers & other team members in the donut counties?

@Account Closed Thank you for your help! Would you say that it's more difficult to find cash-flowing properties in those A/B neighborhoods you mentioned?
