Hello, we are being evicted after a very long time. The landlord has chosen to renovate after all this time, and though we have been good and loyal tenants with the rent always on time, he had the sheriff tape an eviction notice on our door giving us 60 days. In our original agreement, we paid last months rent upfront (it's not actually written in the rental agreement but we have the cancelled checks, which in the memo on the checks it says "last months rent"). The first 30 days are up and the rent is due for the last month. Is it true that if we pay the last months rent and the landlord accepts it, he has to start the eviction process over, and we then have another 30 days (or 60 days) because in reality we have already paid the last month's rent? We are not sure if the landlord recalls that we have already paid the last months rent. Also, the rent we paid upfront is much less than what the rent is now. Hope that is clear. Thanks.

The house was bought by a real estate company, they fixed it up and are re-selling. Just wondering if it is foolish to not get another inspection, even though it's only 2 months later. Not sure about the lender question, we were planning to pay all cash.

Thanks.

Is it okay or at all common to use one realtor for buyer and seller? If so, should the buyer expect a discount since the seller doesn't have to pay for 2 realtors?

Thank you.

I am about to buy a house. If I pay all cash, should I expect a better price? If so, on average, how much of a discount would be fair?

Thank you.

Hello,

I am considering buying a house that was sold a couple of months ago and is now being re-sold. The house has an inspection report that was done 2 months ago. The house was re-done a bit by the current seller (nothing major). Should I get another inspection even though there is one from 2 months ago?

Thank you.
