I am a complete rookie and saw your post in hopes to find the same questions that you're asking for from the pros! Still with no deals but lots of experience as a lender with a real estate license. 

I'm going to talk to a FSBO that is in major distress tomorrow and plan on asking very similar questions after looking up what public records show me (here in AZ) to verify or see how forth coming with information that the seller can be. How have things been? Did these questions work? Did you revise any? Did you focus on the end result for the seller instead of on the property itself? Did you ask about property taxes, HVAC, second liens, or any other possible issues you may run into? If so what did you wish you would've asked at that time to prevent headaches? There was a 'buyers script' that i saw a link to that is no longer active which led me to your post.

Hope you're still active and can reply since there's no way I'm the only one that came across your post and have questions, thanks in advance!
