When you are just starting out, having it in your name is fine. If your planning on growing in the future then you can create a business for it. As for your systems make sure to check out BPs book on property management and the many forum posts. I took the Hassle Free Property Management course, joined local meetups, and consumed a ton of content on PM, RE investing, etc to build out my systems and business.

I use Zillow Rental Manager to post and market my properties only. From there I send potential applicants to my own website. In my market, Zillow is the only marketing I need to get a house rented.

Julie's idea works great and also we sometimes put a leaf blower on the inside to try and blowout anything else that might be stuck.

I have had the same issue but have asked potential tenants to meet me at our office to complete the smartmove process with us in person. Not ideal sometimes but 99% of our potential tenants don't have an issue with it.
