Good Evening BP Family!!
I joined this amazing community a little over 2 years ago...jumped in to the deep end, worked it hard, and then we had our 3rd daughter, bought our new house and WFH created an environment where I invested ALL my free time in my family. Baby is now almost two years old, wife quit her teaching job, and I've re-lit the fire in myself to provide a better life for my family and I.
That said, I feel like I'm starting all over again...this post is meant to serve as a friendly reminder that no matter what you're going through, its ok. Sites/forums like this remind me of that fact.
I plan to jump back in to Wholesailing and SFH Rentals...hit me up if you are just starting out. I remember what it was like,

Good Evening BP Fam!
Wanted to get honest...
I have lost all momentum in my early days of wholesaling. I was doing really well 4 months ago...networking, analyzing, meeting with mentor weekly, modifying drip campaign, cold calling..I was sleeping, eating, drinking REI.
Then we bought a house, had to help our landlords sell their rental, had our 3rd daughter, moved, remote learning picked back up, house projects, middle of the night feedings.
I'm having an extremely difficult time getting started again. I know it's a mindset and a conscious decision to get back to it....
I'll be updating this post with my regained momentum.
Curious...for those who have lost momentum, what do you do to get it back?
Hey BP Fam!
Recently moved to Annandale and looking to meet up with some local investors to learn the market out here....anyone in Hunterdon County NJ?
I’m currently working on my wholesaling business. No deals yet but hooked up with a couple cash buyers.

BP Family!
I'm currently Wholesaling out of NJ for a cash buyer in NY.
Recently started my first drip campaign. Started with an email on Sunday, cold called for an hour on Monday and Tuesday. Getting my direct mailers ready to send tomorrow.
Plan to send another email tomorrow morning, followed with a RVM in the afternoon and then calls in the evening.
My question is regarding the frequency and type of communication. I want to follow a process that has worked for others in the past and then pivot when needed.
Day 1: Email
Day 1+1: Cold Call
Day 1+2: Cold call
Day 1+3: Send direct mailer
Day 1+3 (AM): Email
Day 1+3 (Noon): RVM
Day 1+3 (Night): Cold Call
Day 1+5: Call
Day 1+6: RVM
Day 1+9: Call
is this too agressive? Not agressive enough? Don't want to turn off a potential lead by being "annoying" when I'm looking to be "pleasantly persistent

Purchase a list of specific owners you are targeting on listsource. I think mine was target location, 40% greater equity, absentee owner, owned property over 7 years, and assessed value between 125k and 250k..
With this list you I am following
1. small text postcard
2. yellow letter
3. lg text postcard
4. typed letter
5. greeting card
6. zip letter
You could also do all of the mailings in house if you'd like-
I found this somewhere on BP but I can remember exactly where (would love to give credit) ... mail the list every 4 weeks for 6 months which would be 6 times around. If I set a monthly budget, or a campaign budget, this should be successful. Take it one step at a time but the key to DM is the exposure so at least 6 times would be best.. First outline the plan then execute

Post: Determining ARV Comps - What to do when stuck?

So I'm working through my analysis of 100 properties, looking for my first deal. Using PropStream to generate leads and filter down comps. However, every so often, I hit a roadblock. When looking for ARV Comps, either there are none in a <.5 mile radius, and if there are, they don't match Bed/Bath.
Bottom line, when determining ARV Comps, I need help on the following.
Scenario 1: I have an ARV comp, <.5 miles, but it has one extra bedroom. Do I just take the price per square foot, multiply that by a decent sized bedroom and subtract that from the sold price for the ARV Comp?
Scenario 2: I have NO ARV comps is less than <.5 miles. But I do have multiple matching square footage, bed/bath, and have had repair work done. But they are 2-5 miles away. Can I still use them when determining my ARV on the subject property?
