Your realtor should be able to pulling sold comps from the MLS. TX is a non disclosure state so that information won't not be available unless you have access.

When you're running your ARV comps, check to make sure its a similar type of home, same neighborhood, year built, finishes, and etc.

That should help you make a decision on whether or not this is a good deal for you.

There's a lot of different tools to estimate the rehab. Here's the one on BiggerPockets,

It just depends on the deal, scenario, FICO, liquidity, experience and etc. Someone should be able to do a vacant refi.

I agree with Chris, you'll want to reach out to a contactor to get the most accurate pricing. 

You could also estimate price per sqft for each job.

You can also look at zillow, and realtor.com for a quick search. I think there's a few paid services though.

Option or inspection/DD period. Would recommend working with an agent too.

Any major repairs from the inspection report? What are your plans with the rehab?
