Thank you everyone for all the responses!  Didn't check my email for a bit and, as always on BP, am pleasantly surprised with the amount of responses and feedback.

I'm under contract on a 5bd/5ba new construction.  Good to hear that other folks continue to move forward with purchases in the area, as I've obviously heard about a lot folks walking away from properties as well.

I think it's fair to say that both the GSMNP and the other attractions in Pigeon Forge and Gatlinburg are necessary to maintain recent STR performance. Regardless of whether you are a strong advocate for the area or not, I think everyone agrees that the closure of Dollywood or other attractions will have a negative impact on the area. The question obviously is to what extent and for how long.

Hello BP Members,

I hope everyone is staying safe, healthy and sane in these crazy times.  I am currently under contract on a vacation rental in the Smoky Mountains (approx. 10 min from Pigeon Forge), with a closing date set for the end of April.

My plan has been to move forward with the purchase despite the current environment. However, with Gov. Lee's decision this week to extend the 'safer at home' order through the end of April, I'm becoming hesitant to step in to a property that I can't use or rent when I take possession.

I have sufficient reserves set aside, and I am otherwise able to support the expenses of the property with my W2 income.  So, riding out a few months of no to low revenue wouldn't be a problem, but obviously would result in using up some of my reserves.

I'd like to get y'all's take on how you see the Smokies' vacation rentals doing over the next 3-6 months.  Any thoughts or insight would be much appreciated.

Hello BP - I will be relocating to Nashville at the end of this month so I wanted to get a post on here.

I am an attorney by trade and invest in real estate on the side - I currently have a few single-family investment properties outside of Nashville.  Once settled in, I will be looking to acquire properties in the greater Middle TN market.  I am primarily interested in single-family and small multi-family properties with a value-add component.  I plan to target the fringe markets surrounding Nashville proper. 

Outside of REIN, which I plan to join, are there any other local meetups / events the BP community would recommend?

Would be happy to meet for coffee with anyone wanting to network and generally chat real estate.
