My understanding is if already under contract and through contingencies, you can petition probate court to allow completion of sale. In my tests, at least, a service contract like a listing would automatically end, but a purchase contract should be honored by the estate unless the court decides it shouldn’t. However, I’d think most contracts have a deadline for performance where you can then terminate and get your earnest money deposit back and move on. Ours is standard 10 days after settlement date unless noted otherwise.
Lynn I do plan to ask him. My intent in posting here was to get advice/perspectives from other people to bring to the table when I talk to my agent.

Hello BiggerPockets,
My husband and I own a duplex in Cincinnati and are looking to expand. In the spirit of making our operation scalable, I am looking for a network in Cincinnati to grow our portfolio.
Does anyone have a property manager, relator, contractor, CPA that they can recommend in the area?
Our current property manager is not cutting the mustard (not enforcing late fees, slow to fill vacancies, etc.) and I would very much like to replace her with someone who will approach our investments with a more business minded attitude.
