Lately I am looking to focus my effort and time on the tasks that I am good at, and leveraging others for the work that I am not skilled in. With that being said, I am trying to find someone who can help me with my marketing efforts. Specifically, I need help running a lead gen campaign using:
- A Carrot lead gen website
- SEO
- FB ads
- Google Ad
- Pulling Lists and running Direct Mail campaigns
Does anyone have any recommendations for a real estate marketer (or general marketer) who could help me with this? I still want to be involved in the marketing effort, so I am not looking for someone to "do it all" but someone who can help me get started!

After doing some research I have decided to sign up for Investor Carrot and get a leads website set up. I plan to commit the time to configure it properly initially, and to continue to work on it as a critical part of my business to have. I work in software and do I consider myself proficient enough to get it set up, however I also want to focus my time on other areas of my business and hire a solid professional to guide me on the website set up, SEO and paid ads, etc.
Does anyone recommend any Carrot "consultants" or "freelancers"? I have signed up for an initial call with the guys at MotivatedLeads.com but I am curious if anyone else has recommendations in terms of consultants or freelancers I could reach out to.

If I am an out of state investor looking to self-manage a few LTR single family homes in Savannah, does the city allow that, or does it require out of state investors to have a property manager? I am just looking to manage the properties myself until the end of the year, after which I will switch it over to a PM company, but I am just not sure if the city of Savannah will allow me to do this as an out of state investor.

Does anyone have any recommendations for a CRM to use for managing leads from off-market deal finding? I am hoping to begin marketing with direct mail, cold calling, FB ads and Google Adwords (driving to my website) but I am trying to figure out the best CRM to use which is not extremely difficult to set up, but still offers decent flexibility for how it can be configured for RE investors. Ideally some integrations with tools like Zapier, etc. would be great.
I have heard that Podio is great, and super flexible, but can be a bit of a beast to set up initially. Does anyone have any other recommendations?
