Property Maintenance Technician

Core Developments, LLC-Columbus, OH

The Company: Core Developments owns and manages over 120 rental units in the greater Columbus area. We are actively growing.

The Position: We are currently looking for a full-time maintenance employee who has the experience and knowledge to do general maintenance on our rental properties. This position is full-time between the hours of 8am and 5pm, Monday - Friday.

The Ideal Candidate: The ideal candidate will have a working knowledge of all aspects of home maintenance and construction. Licensed or Certified is a plus. Will be savvy enough with technology to utilize task management and scheduling software. Will be teachable and full of integrity.

Necessary Skills: Working knowledge of general home repair as well as major appliances, HVAC, plumbing, electrical, etc.

Skills: Basic HVAC, basic plumbing, basic electric, paint and drywall, flooring, doors and trim as well as personal skills to interact with tenants in a timely and respectful way. etc.

You must provide your own means of transportation and tools.

No Criminal Record. Background check and drug testing will be run on all applicants.

Responsibilities

  • Check control panels and electrical wiring to identify issues
  • Install appliances and equipment
  • Check functionality of safety systems (e.g. fire/smoke detectors)
  • Collaborate with workers and other professionals during renovations
  • Perform minor fixes such as repairing broken locks, filling gaps on walls etc.
  • Do garden/yard upkeep by mowing lawn, collecting trash etc.
  • Conduct maintenance tasks such as replacing light bulbs and repairing cabinets
  • Inspect and troubleshoot equipment and systems (e.g. ventilation)
  • Report to a property manager/owner for issues and performance.
  • Ensure all data is entered into company systems.
  • Perform cleaning activities such as dusting, mopping etc.

Job Type: Full-time

Salary: $15.00 to $20.00 /hour

What I mean by that is actually finance the house(via mortgage instead of paying cash), pay cash for the repairs, and then refinance the house to pull out some of your cash? I am looking for creative ways to free up cash if I can't find an investor.

 Yes this is possible, and we do it all the time in Columbus.  The problem is the seasoning.  1 year is standard, but some like 2 years seasoning before doing any type of cash out refi.

I have found that local banks are like moving targets.  They are always changing products.  I have a list of all the local Columbus banks that we reach out to annually to get an idea of what they want to lend on.  I recently found Park National Bank who has a commercial department with no min.  Maybe check them out.

To answer your question, YES, absolutely, always do a title search.  You could stuck with a whole bunch of debt that you don't want and would then be responsible for.

We're working a lot on planning and looking into the future of our business.  We own 120 units that we manage in house here in the Columbus, Oh area.  I know our properties have value, but does our BUSINESS have value.

Right now we are buying 60-80 houses per year, all of market.  We have a process, a team, a manual for this whole department.  Is this something that is sellable to another investment company?

We've recently started a property management company.  We felt that we did a great job ourselves, and want to offer our service to others who may need this service.  I also believe that a PM company is much more sellable then a marketing and acquisitions company.

What are the most sellable real estate related companies???

We are offering our expertise and experience as an education for someone getting into real estate to learn from.  We are looking for a person who is passionate about real estate and who would find benefit in learning from us.  We have done 180 deals in the last 5 years and currently own 120 units and manage in house.

We are branching out to the Dayton market and looking for someone in the area who could meet sellers at houses, take pictures, evaluate the property, put a lockbox on when we are done, meet utility companies at properties, etc.
