excellent answers here. Depreciate your property expenses, depreciation is added back in to your income calculation. i can get a 48 dti done on a conventional loan nowadays if its a strong file btw.

Hello Paul, welcome! we have a small meetup here on long island if you are interested. There are several investors and flippers, as well as some people that wholesale deals. 

Like others have said, if you look online you will find some wholesalers.
