Agree with @Michael Flight on removing the safe, etc. is expensive but that Restoration work would have been in the lease already.
Adding that I would keep it rented dont let them buy out. List the building for sale as a “Dark” site with a local broker or check out Sands Investment group they sell to National buyers.

Automatically: Pylon sign on the property, signs in the windows of the vacancies. Depends on the kind of property, network with other brokers of the same vertical, but really anything from Costar/Loopnet to Facebook marketplace to craigslist.

Bad idea, their “need” for 50% of the space is really a want & doesn’t mean you should rent it that way, really unless you get 75-80% of the full rent because the rest of the space remains vacant. Plus word will get around to other tenants you’re giving the new guy a break while they’re paying full rent. Have them take the whole space and sublet the rest to another business who needs the space too. Would you consider this if it was an apartment? “Oh I NEED a 2BR but will only use 1BR so don’t charge me for the rest of the space but I’ll probably still store some stuff in that area and you can’t have anyone use the space.”

Lookup the big commercial brokers CBRE CushWake Colliers NGKF Transwestern and your town/city. Look on LoopNet the deals may not be there but you can find broker names and see what your commercial market looks like for industrial, malls, multifamily, etc.

Talk to the big boy Brokers in town CBRE CushWake Colliers NGKF and see what they have to say about bringing those tenants in. Land one as an anchor tenant and other nationals or mid markets will come in to rent beside them. NNN May be the only way you can go in old buildings if utilities aren't separately metered, but you'll want to be general on what's covered under it and tenants will want it to be specific.

What’s the city? Cost runs $25-50/SF depending on what work you’re doing, what market you’re in, how much mechanical work, siding/roofing. Not going to recommend a full gut for a first time newbie as it’s much higher risk with more unknowns and you don’t have established group of contractors to trust and get a pricing from.
