I have a low performing STR, on which I have incurred losses in 2023. From this Dennis Karlton video:

1. Losses on an STR can be used to offset or entirely avoid W2 taxes

2. The key is in the interpretation of the passive income rules and guidelines which define what is a REP (real estate professional), as it relates to this space.

I am looking for:

1. A Tax expert who can implement this strategy for me

2. A Real estate-informed tax outfit or CPA who can file my taxes for me - using Texas-specific Real Estate rules, to minimize my tax burden

1. Someone who can set up the exact LLC or entity I need, in Texas, for mortgage Notes Investing.

2. A good Texas Attorney who can review the health of the Notes that come across my desk and execute due diligence, etc.

I have 3 rentals (none paid off, but significant equity in all 3) and very little in stocks. So, I am done with the "Buy" part. I am now trying to implement the Borrow part. 

I don't know how to do this and want to consult with - and also pay to implement - this Borrow part. I have no prior knowledge or experience of this side and could not find credible sources online.

How does this borrowing part work? Would the rentals go into a revocable trust for ex? And the borrowing would occur on the behalf of the trust via a line of credit of some sort?

I am looking for expert STR management for a high end property in Central Austin. I am looking specifically for someone who is excellent at carefully monitoring and toggling pricing with the goal of keeping the Unit as occupied as is possible.

I do have access to a few excellent cleaning crews and so I can take that on, but am also open to full service companies who have cleaning in house.

I will also consider "small footprint" operations with good references and proven expertise.
