Hello fellow BP'ers,
I'm looking to do my first BRRRR (in Atlanta) and am wondering what the pro's and con's are of picking up a SFR from a wholesaler vs a RE agent? I have gotten in contact with an agent in the city, and hope to negotiate a good retail deal. But am starting to wonder that a similar property could be cheaper through a wholesaler.
- Help. I just don't know.
- Generally speaking, how do wholesalers prices compare with "motivated" sellers on the the MLS?
- When wholesalers pickup properties at a discount, do they mark it up to near retail pricing?
- Are wholesale prices typically negotiable?
- Do wholesalers do any due diligence with regard to the properties they offer? (Title issues, liens, inspections, etc).
- Or do they just get the property under contract with zero contingencies then look for a buyer?

This is the second thread I'd like to hijack regarding Indianapolis neighborhoods. The other one is from 2013. I'm not confident I'll hear much back form that one. So here goes...
I'm interested in purchasing a SF TK. The one I'm interested in near 42nd Street and North Arlington Ave in Devington.
1) What are thoughts on that area?
2) And or Marion County as a whole? The TK company I'm in talks with does most of their business in that county.
It's a $79,900 4bd/2ba w/a one car attached garage. It's 1,924 sq ft and built in 1957. TK company is saying they can get $875 for it. Keep in mind, this will be a freshly rehabbed property.
3) General thoughts on that price and rent?

Resurrecting this thread as I research locations in Indy to purchase a SF TK.
What do Indy people think of Devington? I believe this is in Marion County.
And what do you think of Marion County in general?
This TK company mostly has properties here. This house I'm interested in is near 42nd St and North Arlington Ave.
