Let's suppose I got a real estate license and then offered to generate buyer leads at no cost for other agents. Would I be able to collect a reduced commission when my only role in a transaction is lead generation? Is it necessary for me to write the offer?

I'm an investor who sometimes has seller leads that I can't handle myself. I would like to be able to sell these to other investors. Just wondering what kind of wording I should use so I don't get accused of trying to broker without a license.

Are there people who purchase lease option agreements? In other words, let's suppose I got the seller to sign a deal with me, but instead of me finding the buyer/tenant, I assign the lease to someone who handles that. Just wondering how hard it would be to do that.

I recently discovered Dutch Mendenhall and Phil Pustejovsky. They each offer their own style of mentorship. Both look legit. Dutch finds deals at tax auctions. Phil's approach is to find people anxious to sell. I'm trying to decide which approach is best.
