Good morning BP! I am a local investor here in the Akron/Canton/Cleveland Area. I am currently looking for tips on how to find properties that are currently listed with probate and my county (summit, stark, and cuyahoga county) is seeming to be giving me the run around. Does anyone have any tips on how to retrieve these lists from their counties? Do I HAVE to purchase them from outside sources? Please help! Thanks

I’ve googled them and have come across a few different websites but honestly I’m skeptical of the quality of some of the websites. Have you used any of these websites before? Do you have experience using anyone particular?

I have currently begun wholesaling, I have located and established a relationship with who I believe is a great potential buyer and I now want to begin marketing to sellers in areas of interest for my buyer. I have made my “from scratch” bandit signs with a sharpie. But I am also looking to take it up a notch and have options for catering to all buyers. Does anyone know of a website that creates good bandit signs that also have decent prices? Has anyone done this before????

Gladly Corey!! They weren’t a scam as I suspected but they were what you call real estate “gurus”. Although they were credible they would take you through success stories and tutorials of previous students who had scored big from using their services. After each step was crossed they would “suggest” you be a part of the next step which would basically require some form of cash down payment. After the first $500 they would then ask you to join by taking out a $15k credit line that of course they said you would make back! All in all I didn’t find it worth it! I’ve begun doing my own homework through extensive reading, YouTube videos, BiggerPockets forums, and local real estate groups and that’s much more beneficial AND FREE!!! Thanks for asking

Hey jack thanks for the reply!!! Yes that is an option that I am also hearing. I will be sure to look into that. You said it best... as college students we have to do what we have to do. So I believe this situation has forced me to think outside of the box and only help me in the future!! Good luck to you in your journey!!
