 I dont believe you can be held liable unless you put in lease you have cameras operating for protection.  They have renters insurance for that.  I would tell tenants you are putting up fake ones and then you are covered, just do it in an email or something and you shoudlnt be liable for anything since they knew and it wasnt part of lease agreement.  imo

1450 in market rent but could get 1500 I believe.. Section 8 is 1600+ on 3bd. when rates drop payment will be even lower so around 1.8 DSCR. 1.5ish now at 80% ltv!! Slam dunk. I am just working on other things so need to sell.

Hello. I am happy to help you.  I am 20yr lender and can do it for you with one day off of the market.  You just have to do an LOE, letter of explanation, short email that says why you are taking it off which would be bc you are keeping it.  Feel free to reach out anytime. There are 1000s of lenders so each is a bit different but definitely can help.

I have a client who has 250 owner finance sfr in TX.. They do 10-20% down and 2% above current market rates..  If someone needs seller finance, they are willing to pay for it.  Also, if they default you get it back and start again.  They have sold some homes 2-3 times so thats the game.  Dont be afraid to ask what you want, its your house!

Hi Jerri. I am HML and investor. We have lenders that allow you to defer payments during rehab faze so you dont have to make payments but most lenders do require IO payments. Lots of options feel free to shoot me a message. Happy to chat!
