Post: How many deals without a license?

How many transactions can a person perform without a real estate license? At one point I thought it was 5 transactions. If that is the case are there options other than using a Realtor or attorney to conduct more than 5 transactions a year?
That clears up a lot my questions. Thank you very much for taking the time to reply and the advise.
Does Dobb Frank only apply to residential properties? I've just starting investing and was able to get a great deal on a piece of vacant tax forfeited land in Minnesota. My hope was to seller finance it but this thread has me questioning if that's a good idea. Or does anyone have a link/information to Minnesota law regarding Dobb Frank?

@Shane Hedeen, I am not planning at this moment to get my license again. Although that may come in the future. At this point I've got my eye on some inexpensive raw land that is tax forfeited. My plan is to purchase the lots in cash and then resell them on C4D.

Hello Everyone. My name is John Larson. I was a licensed Realtor in Minnesota from 2000-2008 where I averaged 3 million in annual sales. I left real estate to help my brother manage his retail mobile electronics and vehicle accessory stores. I am now interested in re-entering the real estate world in more of an investment (house/land flipping) aspect to secure a future for my wife and me. I would also like to be able to leave an inheritance to my nieces and nephews since my wife and I do not have children. Since I have been out of real estate for a few years now I am looking for a possible mentor to help with the new laws that have been put into place as well as General guidance from an investor standpoint.
