@Matt Bertsch I look to get around 100-200 per door. Its not much but I do mostly cash out refis.

Hello BP,
Excuse my ignorance, because I do mostly single family rental investing. It's pretty straight forward, because I base my numbers on the ARV, purchase price and repairs. But, how do you guys compute a "good" deal for 5+ units? I only hear people say that its based on cash-flow, but there has to be other factors included! A good book recommendation will help here too...

Hello BP,
Wanted your opinions on this matter. After showings, I personally send applicants an email for applying, but should I go any further in encouraging them to apply? My initial thinking is no, because if people were really interested in the property, they would apply in a timely manner, instead of having someone like me tell them.
