I am new to RE as well and am in a similar situation looking for off-market opportunities (Boston-area). A lot of people tell me that networking is key. If you can find an agent that specializes in finding off-market deals or a wholesaler that could work in your favor. If you want to find the deal yourself, driving for dollars is another good strategy. You can find owners contact information in your county's registry of deeds and start directly marketing to those people. Hope this helps!

I'm relatively new to investing though I did end up forming an LLC very recently. I set it up through Incfile which writes your own operating agreement, EIN, etc. It seems that a lot of investors go the LLC route - though, again, I am new to all of this. Massachusetts is a really expensive state to start a business in to begin with so whether you go with a Trust or an LLC you'll likely be paying a lot. Good luck!

Hi Linda - I'm new to investing too. You're right, Greater Boston is a tough market though I'd bet you could find an off market opportunity if you keep looking. I've also been looking in New Bedford and Taunton. You can find great properties for cashflow there and the T is also coming to both of these cities soon!

Hi Denis - Thanks for your research into this. I am glad to see Quincy gaining population - definitely agree with your point about new trends. I suspect that the most immediate areas that touch Boston are seeing lots of younger renters coming in given the affordability issues in Boston. I've driven past a few large-scale apartment building projects happening in the North Quincy area right by the T stop. There's definitely a lot of demand and is a great place to invest!
