I think Jennifer provided a great answer. You can refi your home, but would also look at other avenues, OPM to purchase and rehab, using your capital for down contribution 10-15% of purchase price. Rentals are sticky, because not everybody is prepared to be a landlord especially when it comes to evicting folks with small kids.

Know where you are buying at, the greater number of homeowners surrounding your rental increases the longevity of your tenants. Two of the most desired requirements of a property is the school district and proximity to shopping.

so are you looking at multifamily or sfr? you need to have an understanding of the market you are in. repairs in your area may cost a good deal less than what they cost in my area. you need to have a resource pool of contractors to get quotes from. in time you will be able estimate repairs yourself.
the best approach to this would be end-to-end encryption so that emails in travel are useless until they reach an endpoint that has the encryption key. always ensure your network is secure. you can outsource that task if you are not familiar with network security.
