@Alexander Grullon something to try: rent to own. Find A landlord who may be short on rent as well as patience. See if he will sell it to you on a rent to own . Some people don’t want to be landlords . Approach it with three months rent down and see where it goes.

@Tiffany Stevens I’ve got tenants at Uga. Its pretty much a ghost town for students unless they are working or transfer students.

The thing about my renters are they are actually locals who work and live in Athens.

I don’t know how the students will fare if they go back with unpaid leases. I assume the new students coming in August will have first choice provided the economy supports higher education and a depression doesn’t drop in.

Well, I’m on team gold fish. Quiet , yet still fills the decorum. Cleanup at the local kitchen sink or (worse case) toilet.

Many will eat out of your hands.

Only restriction , must be kept in under a 30 gal tank.

Let's say I have a week stay at your accommodations next week.

You refuse to refund.

I come because I have 1100$ to lose along with a contagion.

I'd rather be messing up your place, rather than mine.

Enjoy, the clean up.

As unlikely, this will happen, it's the perception. Then you may have to report it.

I don't do STRS, yet, but the hospitality aspect has a higher expectation, higher liability, and a higher profit. This field will need to analyze what is important and consistent in this platform. REI has its limitations, flaws and extravagant laws, STRS are now seeing what can happen to them. It Wouldn't surprise me that people will need inspections by the health dept. to allow places to be rented. Given a few outbreaks , I'll be happy to stay home.

Im from Atlanta, They film the walking dead here and the CDC is here. We have some creative ideas.

I am a contractor...there is no phoning it in for me. We work or we don't eat. The good news is traffic should be clear and my 90 min commute will reduce to 45min.Also, as people stay in their homes they are going to find things! Things ,that they will need fixed and renovated. I do house calls.

So Schools are closing for 2 weeks, California Disney is closing down, No sports , No conventions, No Concerts, No Church, No Gatherings. No movies? ,No Kumbaya!

This means there will be opportunities:

1) more babies in 9 months. Just in time for the election/new year.

2)Connecting to a very small  group of people who need you.

3) Time to get back to nature. Go to the beach cottage , head to the cabin in the woods. 

4) Turn off and get back to basics. 

5) learn a trade, Work out?

I borrowed just what I needed . 175k on a HELOC for154k triplex last summer. I'll have about 180k in it before I send it to refi.I've kept 2units occupied while the 3rd unit has been in renovation. About to turn this one over to the last tenant. Now is the time for applying, but there are way too many people out there trying to hand me money. Any suggestions are welcomed. Love to get my funds back ,and play it again.

Perception drives this virus.

Sadly, if the elderly become more affected there will be more probate deals . The silver wave may be more of small tsumami.)

If large multifamily complexes show signs of carrying the virus , then people may not be motivated to seek these accomodations , causing more deflation in rents. Literally, keeping a clean reputation will be key to mfhs.( like all great things that go up, they will come down , too.)

The millenials could turn to sfhs as the next big step of removing themselves from the potential petrie dishes of the next potential outbreaks.

Lastly, people have been moving closer to cities for a while. As attractive as this may be ,the health costs , privacy, and closeness may be exceeding the expectations as once was. With 5g on the way, some may seek rural and less congestive areas to live and will work farther away.
