I am very sorry you have to deal with the idiocracy ideology of the San Diego Govt. Who is the initiator of this fine legislation? Imagine if they has their house held for ransom by a mob? Even ,though ,I was born in SanDiego, there is no need for me to go back.

This seems like a ploy for people to sell there investments at gunpoint and lower costs to those who have not.

My best advice is to employ as many voices in the community to vote against this. Strength through #s.

Also, you may want to place the property in a LLC and wrap that into a trust in another state. . This will make it extra fun for them to decide how to send out their violations and to whom.

@Douglas Gratz I just got off an infill project in Atlanta that has this type of profile and cost lines. Your theory to produce these at say 170k is feasible. Your unforeseen variables of this project coming in a reasonable time ( think 9 months) is the real problem. Many products , ie windows , have to be ordered even before permits. Framing crews , for these 4 story, buildings, may add 4 weeks to get on site.

Even with the national builder , who is producing this type of home , has repetitive experience with the economics, government, and financing of these projects.

You can achieve this if you GC has the quantifiable experience with this type of process and project.

Me , I’d look over his last 7-10 projects that he has done with in the last 2 years.

Oh, to save you from interest costs, verify the length of time to receive permits and start times as well.

In the Atl. , with our professional permit expediters, it takes 6 -9 months to get permits.

I’ll be swift. I’m a builder and remodeler. My duties have placed me as the head estimator. You should pay a modern live estimator to build a new construction home with specific products in that home . You’ll be amazed how far off you are on budget and time( many materials are on back order - ie windows). Get all of your dominos in a row. Then Follow this like a road map for your next adventure. If a contractor sees you have plans and costs align he knows this will not be a 3 month drag.

@James Edward it’s slowly on the down slide. The public isn’t convinced. Prices are up but so are days to sell. Look at how many homes in hot areas have a larger number of days on the market.

I studied mechanical engineering in school up to year 3. Realized that I came from a construction background, and didn’t like sitting behind a desk with 90 lbs under my belt. So, I dropped down to a BS in Building construction and contracting with an emphasis in structural engineering. I still do beam and load calculations in many of my my remodels. Only now , I sit behind a desk and write contracts and estimates.

I’m grateful that I did this, for my tolerances as an engineer would have surely caused a homicide along the relationships that you encounter in this business. The relationships have been worth the trade off that I wouldn’t have found otherwise.

@Jennifer T.the renters see everyday how you treat their spaces over your own. If you don’t care or inquire about the properties, they will feel it . Not by what you drive.
