Let's hope tenant is not calling your debt service provider every 6 months to confirm the note is not in default. Irrelevant.

Awesome. I would try to self manage this tranche (if able). I think 10% is high. Aim for 6-7 if you must hire. Good luck with your rating.

I would focus not on where it has been but where it is heading. Down. Looke at Home price Index, Sales, etc. This is not a bad thing as long as it is a healthy correction and soft landing. I cannot see 2008 all over again with tighter lending laws and very robust economy. Hoping it falls 30% so I can buy more.

I would use that $25k to jump in as a Limited Partner in a syndication deal. There are a few General Partners I can recommend if you wish. Look for an 8% pref with aq fees earned after the 8 is paid. 5 year terms. 2x multiple at the 5 year mark. IRR 16-18 % would work for you well.
