Gastonia is a great sub market of Charlotte, and is still affordable.

I've had the privilege of working with and speaking to the WREIN group here in Orlando, and it's a fantastic place to network and forge partnerships. If it fits within your budget, there's nothing wrong with investing/paying to expedite the process or collapse time. The truth is, you'll need some initial capital regardless of your venture unless you're experienced in negotiating and leveraging creative financing opportunities.

I like Upward transitional neighborhoods. C-C-, or even D+areas outside growing metros. Picture it like a dart board—areas farther from the center experience increasing pressure, leading to appreciation if you plan to cherry pick any to hold onto. For wholesale purposes you will find distressed properties that when fixed are still in affordable price ranges for end buyers especially with where rates are, or work on DSCR products. The reality is any of them can work if it's a good deal. There's always a buyers.

Lamassu is great, but they are picky about the clients they work with. It has to be wholesalers, or investors that do volume and poses sales skills. Check out Scott Morse with Lamassu
