Securing HELOCs on investment properties might have it's challenges. Maybe determine a cash-on-cash figure that aligns with your comfort level. If there's sufficient equity in any of your properties, it's worth considering the potential returns from deploying that capital elsewhere. I think many investors tend to fixate on low rates, often overlooking the returns on equity that remains tied up.

Are you paying cash or financing it? If financing, I'd check with the lender on a partial release clause if you plan on doing anything with the second tract.

Secondly, transparency is key—ensure the lender provides clear information about all fees and costs involved line by line. I would also seek a lender who can explain the range of loan programs available to you. Consider a lending partner thats invested in your success, offering coaching and consultation to mitigate risks and foster mutual growth, which ultimately makes the loan less risky for all parties involved.
