It's all about sales and marketing. Cold calling enables you to reach a broader audience, but success often hinges on sheer volume and taking a lot of no's. The PPC landscape is highly competitive, mastering it can bring excellent results if it aligns with your budget and closing capabilities. I'd Consider leveraging VA services and ensuring thorough training for effective cold calling, or opt to hire a professional cold calling service. GL!

Hey Kyle,

I'm not sure about the listing, but a few things to consider would be to offer virtual tours or video walkthroughs of the property to provide prospects with a comprehensive view of the space, especially if in-person viewings are limited or not feasible. Make sure you have a compelling listing description + pro photos if you aren't providing video. Keep track of the number of inquiries, property viewings, and offers received within the first few weeks of listing. If there's limited interest or little activity, it may indicate that you need to reduce the price. I'm sure there are a few realtors, and other landlords that can chime in with some great advice. You might want to share the specific market you're in also for better feedback. GL

Depending on location (state) there are options for 80% cash out with no seasoning as long of proof of rehab is provided. With DSCR loans the base rate works off of credit score and LTV, think of an x and y axis. The higher the LTV, the higher the rate. It needs to qualify on DSCR and I would make sure the 80% still hits your cash on cash goal.

Find a local lender to partner with. They talk to investors daily, and can attach financing to the deal.

I recommend a mini mastermind, or group to work with. You can discuss KPIs, market strategies, sales tactics, and offers an accountability partner. Partnerships equal  rocketships. GL!
