I'm looking for a private lender to scale my Fix and Flips.  I've funded my last two and have avoided using any hard money lenders as some of their rates, fees and rates are exorbitant.  Can anyone recommend someone they have used in the past?

Who are you using as your HML?

I'm looking to scale.  I'm funding my own deals, so I'm doing one every 70-80 days. I would like to do a minimum of 1 every month. I've passed on a number of deals, because the margins weren't there when paying all of the fees and points that many of these hard money lenders are asking for.  I would be more than happy discussing a $200k+ line of credit with a guarantee of a minimum of 12 months at 10%. 

I have received several emails from them and wondering if they are legitimate.  They're offering 7-9% interest with just 1 point on Fix and Flips.  I'm seeing 11-15% with 1-2 points and another $2800 in fees.
