As for Hueytown, you want to make sure that the elementary school is not Brighton. On the other hand if elementary school is Concord that is very good. Good luck JP.

Hey folks. Did anyone check to see that this home is in the Birmingham School District. Rent to much. Going rental rate for the 3/2 in that area at best 875 to 950, not the 1150 in my humble opinion. Good luck JP

I would not touch that area. From 86th street to 68th, north and south side. Oh by the way you will also need to put a cage over the outside a/c unit within 2 hours of installing. That area steals and shoots. No way I even send a vendor in there to do work or me to inspection or show to prospects.

Rent can go from 900 to 1300. Check Zillow for rent. They are not too far off.

I like Alabaster. Alabaster has their own school system with good tax base. For the right deal I would invest there. Good luck JP

Hi Rick. We are 4 weeks into our flip plus we have some rentals. I would shop for a good independent agency. When I closed on the house, my first stop was to my insurance guy to pay the premium. With my luck I close and the thing catches fire or blows up from gas explosion.
My guy give me 2 options. I went with Zurich insurance for $587 for 6 months for %150,000 coverage just like insurance on building a new house.
I think Farmers will insure an empty rental home, some don't. If you have a total of 5 homes including your primary, Met life has a good program.
