I am a Massachusetts multi owner always looking for new properties. We can chat and see where it goes.

I am considering buying a single in Florida to rent out for a few years and then live in during the winter month after my kid finishes college.  My thought is the 50% rule expenses not more than 50% of rents.  If anyone has any advise it would be helpful.

They are tenants at will and the rents are below market. 1 has been there 10 years the others 3 and 4 years.  I think I will take your advice and not raise rents until spring.  Thanks for the help and thanks BP for the great education.  I am on my way! 

I just put my first 3 family building under agreement.  The property is in very good shape and needs very little work and has all long term tenants.  It currently has a decent cash flow about 140 per unit and an 11% roi and I was wondering if I should rock the boat by raising rents right away or should I wait while? 

Enis, I am a newbie and just put my first Multi under contract. I would like to attend.

OK so this deal is not looking so good.  I am itchy to get my feet wet but do not want my first to be a mistake.  Thank you all.

This would be my first Multi.  Experts please let me know if I should go for it?

Thanks for the reply the listing only had total monthly expenses so I got lazy and threw the number under electric. I should have broken it down.
