Hey Carlos, great question. We run a high-volume wholesale and flip operation, and comps are massive piece in our process.
Zillow we still use and its free. If you want a paid source with more details, PropStream or Privy has been solid for us. MLS Access is ideal but you don't need it. It depends on the state as your information could be limited on the other sources. For example its difficult to comp properties in Texas with Zillow as its a non disclosure state. As for factoring in renovations, we use a price-per-square-foot comp model adjusted for finishes.
I have a graphic I can share if interested on how we run our numbers.Let me know!
Hi Izaiah, would you mind sharing said graphic please?
Hey John! Shoot me a DM, happy to share it!
Awesome, sent you a DM. Thanks!

I searched the forum for this question before posting, and the responses were more than 10 years old.
Comping properties has become a bit of a headache for me due to its ambiguity. Is there a reliable app or software that you can just enter the subject address and it takes all the guess work out and produces accurate comps?

I'm actively submitting offers on MLS-listed properties in that have strong investment potential (fix & flip, BRRRR, etc.).
Looking for a cash buyer or investor who can:
Provide proof of funds (POF) for offer submissions
Move quickly on accepted deals
Fund the purchase and rehab (if applicable)
I handle all property sourcing, deal analysis, and negotiations. You bring the POF and capital.
We’ll split profits on successful flips or agree to a buyout arrangement if you want to keep the property as a rental.
If you’re looking for a steady pipeline of properties without having to hunt for them yourself, let’s connect

Hey guys,
I'm looking for a title/escrow company that is familiar with the wholesaling process and doesn't treat it like a crime. Ive reached out to a small handful of local companies and reception has been cold, to put it nicely. Anyone mind sharing which company they use? I'd really appreciate it.

It is Tysons.
I havent tried any software yet. This appealed to me due to low initial cost at about $100/mo. Naturally Im aiming to keep costs low until Im turning a profit.
They dont offer a demo, trial nor apparently any kind of support. I emailed the support team about a week ago and havent heard anything. Thats the part that puts me off a bit.
I saw the reddit comment someone else made, which I did reply to earlier today lol.
What are the names of those software you mentioned? Mind pointing me in the right direction? It will be greatly appreciated.

Has anyone tried out the VirtualFlipLeads software? There arent any reviews online anywhere and I havent gotten a response from their support team, its been about a week. Looking for any feedback from other wholesalers.
