I called a random locksmith and I was quated 200 + taxes. It does seem 390 is on the high end..

It happened yesterday. The tenant claims the doorknob didn't work and got stuck inside(To your point, tenant claims the lock was defective). His wife called locksmith. They sent me an electronic invoice from locksmith. The total invoice came up to be 390$ actually. I live in NYC so I am not sure if the price is high or about right. The technician supposedly replaced the doorknob with new one; which probably pushed the price higher.

My tenant allegedly got locked in the bathroom. He called locksmith which cost 350$.
Now, tenant wants me to deduct the amount from the monthly rent.
Generally speaking , whose responsibility is this?
Any suggestion on how to obtain mortgage?
Is it better to stick with banks go through 3rd party ?
Do I need to provide SSN for a mortgage estimate.

@Alecia Loveless, in regard to late fees I would say it depends on the tenant. If tenant is nice, keep it clean, and its not late too offten I would let it go. If lateness is common(like it's happening every month), and is late with more than a week then Yes, have them pay late fees.
I have no problem with tenants. We use Zelle and we have setup automatic recurring payments. So everything is pretty much automated. However, there is a new IRS law that will require all of these apps - Venmo, Zelle to send 1099 form. Essentially, it's screwing almost every one who uses those apps, even though it could for a different purposes (like splitting lunch). The limit is 600$ so thats pretty much almost every one. So I am wondering if any other landlords are already gravitating or considering alternative payments methods? Perhaps even more traditional payments like - bank transfers, checks?
Looking for any advices what you use to collect rent? Checks, Cash, Money Transfer, Cash apps?
